The benefits of our Home Information Packs are:

You order - and you own - your HIP, not the Estate Agent! Some Estate Agents will endeavour to tie you into a package which then tie's you into that agent for a time frame that would not be in your best interests, particularly, if they were not being pro-active and not performing with the properties marketing. Our independent HIP's, are very competitively priced and you are free to appoint your own agent. Based entirely upon who is the most suitable for your needs.  If they don't deliver - you own the HIP and are free to appoint another Agent, passing the HIP to that Agent without incurring further delays, or HIP charges. (Note, notice periods still apply according to what you sign up for).

  1. The price we quote, is the price you pay.
  2. No additional fees for a Printed or CD copy, these are included in the price.
  3. No additional Leasehold HIP charges.
  4. We send written confirmation to your chosen Estate Agent, that a HIP is instructed within 24 hours. (This allows your Agent to commence the marketing without delay. Note from June 1st 2008, the HIP will have to be complete and with the Agent not just confirmed).
  5. We endeavour to work to your preferred timing and convenience for the Energy Performance Assessment at your property, including weekends and after work hours.

 

What is in a Home Information Pack?

You can choose the contents of the “standard HIP” and then vary it as appropriate.

There are however a few rules laid down by the government:-

Documents required before a property can be marketed

For a transitional period a change has been made to address concerns that properties cannot be marketed without all the documentation available.

The only documents that must be included before a property can be marketed are:-

  1. Energy Performance Certificate (These must be the first document in a Home Information Pack and must be attached to the estate agents property particulars)
  2. Index of Documents
  3. Title Documentation
  4. Sale Statement
  5. Leasehold documentation (if required)

There must also be evidence that remaining documents (including searches) have been commissioned, and documents should be available within 28 days.

  1. Local authority search
  2. Water search
  3. New Homes Warranty (new build/converted properties)
  4. Leasehold Documents – lease, landlord details etc
  5. Index map search – unregistered land

Authorised documents, these documents can be included with your “ Standard HIP”

  1. Home Condition Report
  2. Home use form
  3. Home contents form
  4. Additional searches – there are a whole range of these which can be included
  5. Warranties, guarantees and insurance policies
  6. Copies of building regulations and planning applications
 

Properties Taken off Market

A new Home Information Pack is required only if the property is taken off the market for over a year after the original marketing date.We aim to deliver your completed HIP within 10 working days.  However, where there are issues, with for example a local authority that is slow, or problems with obtaining leasehold documentation, we will tell you in advance what the expected turnaround time will be.
